Who Should I Hire to Manage my Property?

Do you offer 24/7 service?  During regular business hours our clients and tenants can contact our head office. After business hours, there is an emergency/security hotline, which is set up to alert the property manager in-charge in case of an emergency situation. Depending on the situation, the property manager will contact both the owner and tenant immediately.

What happens when my property manager goes on vacation?  At AREA Texas Realty & Management we believe in team management. Our property managers are well-versed in all the properties managed by ATR. Rest assure we deliver the same response time . Ask our references.

What is your rent collection process?  Rent collection- No rent, no profit. Rent is due on the 1st and late on the 5th. The eviction process is begun on the 7th, unless you instruct us otherwise. We provide your tenants with five ways to pay, including MasterCard, Visa and auto-draft, so paying is easier.

What is your communication with tenants?  ATR believes that providing good tenant services is key to tenant retention. We work hard to increase tenant comfort and build good relations with our tenants through:

• Hands-on management with regular site visits

• Real-time communication

• Courteous and speedy resolution of tenant issues

• Timely repairs and preventive maintenance

• Being proactive on tenant-related issues

How are vacancies handled?  Our licensed realtors work to show and promote your property by posting e-flyers on numerous sites as well as on the MLS. Our realtors work with an extensive network of investors, real estate agents, and clients to help you find a suitable tenant. Our experience and analysis allows us to negotiate a competitive lease. Our realtors have decades of experience and know the Texas real estate market well.

How do you select a contractor? All contractors we work with are screened. Among other things, they must have a well-established reputation, and provide warranties and references. We have a policy in place and always request quotes before performing job.

How does your company handle evictions?  If an eviction occurs and we placed the tenant, we will represent you for FREE.  Although you are responsible for specific court costs, we will attend ALL hearings and file ALL necessary paperwork with the court. The filing fee is typically $95, decided by the JP courts. You are notified and kept abreast of all legal action, including court dates, 24/7 by our experienced team.
