Maintenance

Information you need.

The fastest and best method for submitting a Maintenance Request is through our Online Tenant Portal. Our Tenant Portal will also allow you to track the status of any Maintenance Request.

Please refer to your lease before submitting a maintenance request since a lot of general maintenance is the tenant’s responsibility.

Paragraph 18 defines the responsibilities of both the tenant and the landlord when it relates to repairs. In addition, most leases contain a repair deductible of $75 or $100 so if a repairman is sent to make a repair, you will be charged this amount if it is a repair that falls under the responsibility of the tenant.

If this is a life threatening emergency call 911 immediately.

MAINTENANCE EMERGENCY:

If this is an emergency maintenance situation please do what you can to mitigate the situation (i.e. shut off water valve etc.), ensure your safety and the safety of your family, then call our office and submit a repair request via your TENANT PORTAL.

These are the basic calls that may constitute an emergency. If you have a situation other than these, which seems immediately hazardous, damaging or detrimental, please submit a repair request.

Non-Emergency, Routine Maintenance:

Below are just some of the non-emergency or routine maintenance items:

LOCKOUTS ARE NOT AN EMERGENCY! If you lock yourself out of your home please call a locksmith.
